This process is unique for each building, as each is different but the first step in any building is to carry out an onsite Visual Condition Assessment. Inspections are crucial to determine if a structure is in need of repairs. They involve reviewing documents and inspecting the visual condition of the building. Document review allows for an understanding of how the building was originally designed, along with determining any necessary repairs. A visual inspection determines if there are any issues that need to be addressed; this includes documenting any observations for future reference. Our strategy is providing you with a 5 year plan to cover preliminary and maintenance reports, plans and services.
This process is unique for each building. In simple terms, we do a visual inspection (of the roof for example), then we do a complete report that will included every deficiencies observed, any maintenance needed, recommendations and plan of actions for reroofing, budget cost for repairs and for future reroofing. This is to paint the big picture for the client of what they need to do now, and what they need to plan for the years to come. These projects can also be part of a Due Dilligence to buy/sell a building when required. Visual Condition Assessments consist of inspecting the primary systems of a building as much as possible without causing damage using non-destructive methods, a survey of the building to identify any obvious problems, damage or deterioration. We also assess the building’s condition to identify problems such as changes in use and additions that might not be in line with the building’s original intent as well as identifying and addressing any envelope-related problems that could cause issues or that may put the integrity of the building at risk. After completing the detailed inspection, we typically summarize our findings in a report and come up with a 5 year plan. The report will include the scope of the Visual Condition Assessment, the results of the basic inspection, the results of the detailed inspection, and our recommendations for what to do next. The ultimate goal of a building inspection is to determine all of the conditions of the building, whether they are good or bad. Our team of experts will use the compiled results and findings to provide you with the most beneficial plan of action to get your building back in good standing (no pun intended)!
